Privately-owned housing completions in the U.S. reached a seasonally adjusted annual rate of 1.46 million in April 2025, marking a 12% decrease from April 2024 and a 6% drop from March 2025. Completions of single-family homes fell to 943 thousand, down 8% from the previous month, while buildings with five or more units registered 507 thousand completions, according to the new data from the U.S. Census Bureau and the Department of Housing and Urban Development.

Building permits were issued at an annual rate of 1.41 million, which is 5% lower than March and 3% below the April 2024 level. Single-family permits declined to 922 thousand, down 5% month-over-month, while permits for structures with five or more units stood at 431 thousand.

Housing starts showed a minor increase, reaching 1.36 million units in April, up 2% from March but 2% lower than the same period last year. Single-family starts decreased to 927 thousand, while multifamily starts rose to 420 thousand.

At the end of April, 1.38 million units were under construction, a slight decline from March. Of these, 630 thousand were single-family homes, and 733 thousand were in buildings with five or more units.

Units authorized but not yet started totaled 285 thousand at month’s end, nearly unchanged from March. Within this, single-family homes accounted for 146 thousand and multifamily for 133 thousand.
