Single-family housing starts rise 2.8% in July, rebounding after June decline

Single-family housing starts in the United States rose by 2.8% in July 2025 from June, rebounding after a decline the previous month. The seasonally adjusted annual rate reached 939,000, up from June’s 913,000. Completions of single-family homes also increased to 1,022,000, up 11.6% from 916,000, according to the U.S. Census Bureau and the Department of Housing and Urban Development.

Total housing starts increased to 1,428,000 units in July, up 5.2% from 1,358,000 in June and 12.9% higher than the July 2024 level of 1,265,000. Starts for buildings with five or more units rose to 470,000 in July from a revised June estimate of 421,000. Total housing completions rose 6.0% to 1,415,000 in July but remained 13.5% below the July 2024 rate of 1,635,000.

Privately-owned housing permits declined to 1,354,000 in July, down 2.8% from June’s revised 1,393,000 and 5.7% below July 2024’s 1,436,000. Permits for single-family homes increased slightly to 870,000, up 0.5% from 866,000 in June, while permits for buildings with five or more units fell to 430,000.

The number of single-family units under construction declined to 621,000 at the end of July from 627,000 in June. Single-family units authorized but not started also decreased from 143,000 to 139,000 over the same period.

From January through July 2025, single-family housing starts totaled 577,600, a 4.2% decrease from 603,200 over the same period in 2024. Completions reached 565,800, down 3.1% from 584,000 a year earlier.
