New home sales fall 13.7% to 623,000 in May

Sales of new single-family houses in May 2025 register at a seasonally adjusted annual rate of 623,000 units, down 13.7% from April’s 722,000 and down 6.3% from May 2024, according to estimates released jointly by the U.S. Census Bureau and the U.S. Department of Housing and Urban Development .

Sales decline in three of four regions. The South records 349,000 sales, a 21.0% drop from April; the West falls 5.4% to 159,000; and the Midwest slips 7.1% to 78,000. Only the Northeast posts a gain, rising 32.1% to 37,000 units .

The inventory of new homes for sale rises 1.4% to 507,000 units at month-end, providing a 9.8-month supply at the current sales pace .

Prices continue to climb despite softer demand. The median sales price of new houses sold in May is $426,600, up 3.7% from April and up 3.0% from a year earlier, while the average sales price is $522,200, up 2.2% month-over-month and up 4.6% year-over-year .
