US 30-year fixed-rate mortgage rate falls to 6.06%

The average rate for a 30-year fixed-rate mortgage in the United States fell to 6.06% as of 15 January 2026, its lowest weekly average in more than three years. The rate declined from 6.16% the previous week and was down significantly from 7.04% one year ago, according to Freddie Mac.

The average rate for a 15-year fixed mortgage also decreased, moving down to 5.38% from 5.46% the previous week. One year ago, the 15-year product averaged 6.27%. The drop in rates has driven a noticeable increase in both purchase and refinance application activity.
