The average rate for a 30-year fixed-rate mortgage in the US reached 6.09% as of 22 January 2026, according to the latest data from Freddie Mac. The rate remains nearly a full percentage point lower than the 6.96% average recorded at the same time last year.

The average rate for a 15-year fixed mortgage was 5.44%, compared to 6.16% a year ago. Freddie Mac's chief economist, Sam Khater, noted that the lower rates, coupled with an improving economy, are drawing more homebuyers into the market. He advised buyers to seek multiple quotes to secure the best possible rate, a move that can lead to significant long-term savings.
