The average rate for a 30-year fixed-rate mortgage in the US decreased slightly to 6.21% for the week ending December 18, 2025, according to Freddie Mac.

The rate is down from 6.22 % the previous week and stands half a percent lower than the 6.72% average recorded at the same time last year.

The average rate for a 15-year fixed mortgage also fell, dropping to 5.47% from 5.54% the week prior. A year ago, the 15-year FRM averaged 5.92%. Freddie Mac's chief economist noted that the 30-year rate has moved within a narrow ten-basis-point range over the past two months. The decline in rates compared to last year has contributed to a 10% year-over-year increase in mortgage purchase applications.
