Sales of new single-family homes in March 2026 run at a seasonally adjusted annual rate of 682,000, up from 635,000 in February and 660,000 in March 2025, based on figures released jointly by the U.S. Census Bureau and the U.S. Department of Housing and Urban Development.
The estimate for February 2026 shows sales at a seasonally adjusted annual rate of 635,000, up from 583,000 in January 2026.
The seasonally adjusted count of new homes for sale at the end of March is 481,000, compared with 483,000 at the end of February and 504,000 a year earlier.
At the current sales rate, the inventory represents 8.5 months of supply, down from 9.1 months in February and 9.2 months in March 2025.
The median sales price of new homes sold in March 2026 is $387,400, 5.3% below $409,000 in February and 6.2% below $412,900 in March 2025. The average sales price is $503,100, 3.4% below $521,000 in February and 1.2% below $509,200 a year earlier.
By stage of construction, the seasonally adjusted March sales total of 682,000 includes 54,000 not started, 245,000 under construction, and 383,000 completed, while the 481,000 homes for sale include 111,000 not started, 249,000 under construction, and 121,000 completed.
